How do you market available properties and attract and secure tenants?
CPM takes a comprehensive, multi-platform approach to marketing available properties which includes installing professional signage on-site as well as posting the availability on our CPM website and popular rental apps and websites such as Zillow.com and Apartments.com. CPM also maintains a waiting list that prospective tenants can sign-up for on our CPM website. This waiting list includes both non-current tenants and current tenants that may need to expand their living situation. This CPM waiting list is a big benefit to our homeowners as it provides an immediate pool that we can contact regarding an upcoming availability.
What is the expected timeframe to rent my property?
Our tenant matching process is very selective, completely comprehensive and fully rest-assured-worthy. While market factors can affect the timeframe in which it takes to rent a property on average CPM rentals are rented within 30 days of first being broadcast as available. Within 24 hours of notice of an upcoming availability CPM will have your property posted on our various marketing channels.
What is your tenant screening process for prospective tenants and do you complete any background checks?
We pride ourselves on providing quality tenants to you as a homeowner. We will accompany all prospective tenants through your property and CPM has a standard application process that includes credit, rental history, utility history, employment verification, and criminal history background checks. We prepare all lease documents and complete the necessary City rental inspection certificate walk-throughs.
Are there any tax benefits renting out my property and hiring a property management service?
Renting out your property and working with our property management team is a great way to add income and reduce your personal taxes. Potential tax deductions can include: management fees, maintenance costs, depreciation, travel and legal fees, and interest.
